Here’s a break-down of all Property Management services that we provide:


Lawn Care
Since many of the properties we manage are second homes, clients entrust us with the task of keeping their yards neat and tidy while they’re away. This service allows our clients to rest easy, knowing that their properties are being tended to with care and keen attention to detail.


Whether it’s keeping the grass mowed or adding landscaping that’s sure to catch anyone’s eye, we work hard to ensure that every property we manage is a pleasure to look at. 


Snow Removal
Here in Upstate New York, we expect a lot of snow in the winter. It’s not uncommon to find ourselves waking up in the middle of January to two or more feet of snow outside our doors. Tired of shoveling, we recently purchased our very own snowblower...and a new 4WD truck to haul it with! Now we’re more than prepared to go out and clean up winter’s cold mess so that our clients don’t have to.


Cleaning
We provide external cleaning as one of our property management services. This includes pressure washing to remove all those nasty layers of dirt and grime from your house’s siding and decking. This is truly the way to start springtime on a high note -- out with the old!


Maintenance & Repairs
Leaky faucet? Drafty windows and doors? We don’t just provide the properties we manage with striking face-lifts, but we also handle the mundane maintenance and repairs that are necessary to keep homes up and running. If you need us, we’ll be there! For our second-home clients, we also provide routine checks to make sure everything is working properly.


Project Management
It can be so stressful as a homeowner to manage different projects and their contractors. This is where we come in. Lawlor Painting and Property Services offers to manage our clients’ projects so they don’t have to. In doing so, we take the tension out of home renovations. Having worked alongside an array of different contractors over the years, we have the experience necessary to provide supervision and oversight.
Property SurveillanceFor those owners of second homes or the Aruba-bound vacationer, we provide property surveillance and security checks to limit our clients’ anxiety. Routinely, we visit our vacant properties and look for any signs of trespassing, vandalism, forced entry, robbery, etc. Not only does having someone regularly check on a home dissuade intruders, but it also provides a level of certainty and ease for the homeowner.


Vacation Rentals Assistance

5 Things to Look for When Hiring a Painting Contractor

​We’ve all heard the horror stories. Tales of terrible customer service, shoddy work ethic, and appalling results. Unfortunately, the ratio of reliable painters to unreliable tends to swing in the wrong direction. This is bad news for you and bad news for the high quality painters trying to break the stigma surrounding their craft. Yes, there
are high quality, hard-working painting contractors -- lots of them, in fact. So, you shouldn’t shy away from hiring someone to paint that living room of yours just because you’ve heard one too many horror stories. If you know what you’re looking for, the vetting process can be a breeze. Look for these five things when hiring a painting contractor, and you’ll have success every time!


Experience
One of the most important things you should look for when hiring a painting contractor is experience. This should come as no surprise. Find out how long they’ve been in business, view images of their previous work, and ask a lot of questions! You can usually tell if a painter has experience if they have extensive knowledge in brands of paint, paint finishes, and the preparation that’s needed to give the best results. Your painter will know if a surface should be stripped or sanded before paint is applied. If they don’t, then look somewhere else for your painting needs.

References
When you’re looking to find out if your prospective painter is good at what he does, see what other people have to say! Most painting businesses will offer references or testimonials of previous customers that provide positive feedback. Hearing what other clients have to say is one of the easiest and most reliable ways to see if someone is the right fit for you.

Contracts
If a painter is serious about doing business with you, they will provide a contract that is both professional and fair. It will clearly state what is to be expected of them, while also providing protection for the both of you. If a contractor doesn’t provide a contract, this is cause for concern, and you should seriously consider whether you’d like to take the risk of hiring them. Price

If you go out and buy something of value, whether it’s that new smart LED flat-screen or a diamond-studded engagement ring, you want to make sure you get the warranty, right? Your painting job should be no different. Make sure you ask your contractor about their policy on guarantees. A good painter will offer to come back and fix their work if any issues pop up within a certain period of time.

Is Newer Paint Really Better than Older Paint? Oil-based vs. Latex

Since the days of cave dwellers, paint has been ever-evolving. From the time of the 14th-century Italian Renaissance to the Industrial Revolution of the 17 and 1800s to World War II in the 1940s, the commodity of paint has made great leaps and bounds in becoming the household product that it is today. Though oil-based paints were the most popular form for centuries because of their long-lasting coverage and durability, latex paints (also known as water-based) have slowly become its recent replacement.

Why is this?

For one, oil-based paints have been known to be made with volatile organic compounds (or VOCs) in the forms of mineral spirits, lacquer thinner, ethylene, propylene glycol, etc. According to the EPA, these are pollutants that are harmful to both people and the environment. (https://www.epa.gov/indoor-air-quality-iaq/technical-overview-volatile-organic-compounds). As a result, oil-based paints have had various regulations placed on them.

In addition, as technology has improved, latex paints have only gotten better, thus helping to phase out the relevance of oil-based paint products. While latex paints are still not considered to be as durable as their predecessor, they are easier to work with, don’t take nearly as long to dry, and don’t require the use of mineral spirits to clean up (www.diynetwork.com). Once dry, they are also easier to wipe down and keep fresh-looking.

So, if you’re easily overwhelmed by the endless choices of paint products out there and are wondering how to possibly know which is the best to use to transform your indoor or outdoor living space into something that will last a long time and that you’ll love, remember that it ultimately comes down to a question of extreme durability vs. ease of application and cleanup. Most newer paints today are designed to last a good amount of time while still being a breeze to use, and they don’t contain the plethora of harmful chemicals that the older paints used to.
